Description of Services

General Property Management

On a day-to-day basis our management team will handle the general administration of your property. This includes regular checks of the home during occupation, as well as when unoccupied. The fee also covers administration of your escrow account from which bills will be paid. We will also undertake an ongoing marketing and advertising campaign to give you, the home owner, the best possible return on your investment.

Home Cleaning (General)

The Management Team is totally committed to the idea that ‘first impressions are lasting impressions.’ We maintain the highest standards of cleanliness, both inside the home as well as outside. Renters of the home will be instantly impressed with the property, thus starting the holiday on a pleasant note. Because of our high standards, the property will not depreciate and will give years of service. Due to the extremes of a tropical climate coupled with the locations of some properties, a regular external maintenance program and remedial works will be undertaken to ensure no long-term problems occur with your property.

Home Cleaning (Departures)

Should your property be utilized for short-term rental programs there will almost certainly be a requirement for guest departure cleaning and inventory checks. This gives you, the home owner, peace of mind that as one guest leaves and another arrives all will be ready. Should you require it, we will supply you a standard form to fax to our office each and every time a booking is taken. This will give us all the necessary information to have everything ready for your guest, as well as offering other guest services.

Home Rental

We are currently marketing luxury vacation homes in Central Florida through a large network of outlets in Europe and America. Should you require occasional bookings to top up your private ones, we will be only too happy to accommodate your plans, should the demand allow us to do so.

Lawn Services

Due to the Florida sub-tropical climate, your garden areas will require regular maintenance and checks to ensure tiptop condition year-round, thus enhancing the overall appearance of your property.

We will do all mowing, weeding, edging, etc. and maintain the highest possible appearance and continued well-being of these areas. It is advisable to have an automatic irrigation system installed on your property to assist in this area. Should you require an installation, we will be only too happy to undertake this work. We will also ensure that pre-installed systems are regularly checked and maintained. Renewal of any components to the system will be reported and charged accordingly.

Pool and Deck

To ensure the continued success of your property and trouble free years of use, your pool will require regular maintenance and checks. We will undertake to visit all of our pools at least once per week to do the weekly clean and chemical balance, and to check that no leaves or debris have blown into the pool and may be causing a problem. In addition to maintaining your pool, we will hose wash your deck and screens at regular intervals and ensure the heating system is switched on/off as guests arrive and depart. If the home is to be unoccupied for long periods, we will move deck furniture into the garage awaiting your next guests. We will also give your guests a 24-hour emergency facility to call, should they experience any problems with the pool area.

Pest Control

Our pest control service will be initiated immediately upon contract completion. We will spray externally as well as lay insecticides and controlling devices, to ensure everything is covered. We will then undertake a monthly program of spraying and renewing to ensure continued cleanliness. We will also offer a free call-out service should any problems occur.

General Property Maintenance and Construction Services

Your home in Florida will occasionally require remedial work, such as exterior painting, shingle renewal, guttering installation, and repairs. We will offer to you competitive quotations for all necessary works and/or coordinate any works you may decide to have done. Please do not hesitate to ask us for any and all works you may require.

Payment of Bills

Upon completion of our contract we will request all bills be forwarded to us by utility companies, etc. We will make all payments directly to the relevant parties. We will require you to establish an escrow account with us and maintain this at the required minimum balance. Each month, your utilities, cable television bills, etc., will be debited from the escrow account. We will also debit our management and monthly cost from the same. We will then send a monthly statement of account and expect the amount to be replenished, if required.

Licensing, Taxation & Legal Requirements

Your home in Florida must be registered with the Florida State Department and with the Department of Revenue for tax purposes. We will attend to these requirements and, depending on the county in which your home is located, the costs will be debited from your escrow account.

You will also require a small investment in equipment to meet the statutory requirements for rental homes: i.e., fire extinguisher, smoke alarms, emergency exit signs, etc. Again, we can attend to these items, and costs will be debited from your account.
